Course 1: Foundation (3 weeks / 6 sessions)
Session 1: Property Search and Evaluation – Zillow as a Base Tool
How flipping works and where profit comes from. Using Zillow as a pricing tool for buying, valuing, and selling. Comparative Market Analysis (CMA). Practical work with real properties on Zillow, defining purchase and resale price ranges.
Session 2: Project Financials
Why financial calculations are critical. Budget structure including purchase price, renovation, holding costs, and closing costs. Margins and risks. Practical calculation of a flip project using a template and explanation of expected profitability.
Session 3: Project Financing
Funding sources such as own capital, bank loans, hard money, private investors, and partners. Pros and cons of each source and how to choose the right financing option. Practical selection of financing structure for a specific project.
Session 4: Legal Setup, Contractors, and Materials
Legal structure including LLCs, contracts, and insurance. How to find, verify, and manage contractors. Materials purchasing and budget optimization. Practical contractor verification checklist and basic renovation budget creation.
Session 5: Where and How to Find Flip Deals
Main deal sources such as MLS, off-market deals, wholesalers, and auctions. Pros and cons of each channel and common beginner mistakes. Practical task of finding 2–3 potential properties based on given criteria.
Session 6: Exit Strategy and Project Defense
Selling the property as the main exit strategy. Working with agents, pricing strategy, and alternative exits such as rent, rent-to-own, or refinance. Final exam includes a full flip project presentation and defense in front of the group.
Course 2: Practice (4 weeks / 6 sessions)

Practice 1: Real Deal Review
On-site visit or online review of a real property. Includes on-site property analysis, risk discussion, and budget adjustments.
Practice 2: Flipping Mistakes – Case Studies
Review of real company cases covering search mistakes, calculation mistakes, contractor mistakes, and exit mistakes.
Practice 3: Participant Projects
Small group work focused on participant projects. Includes group analysis and improvement recommendations.
Final School Result
